How long before I receive my user name and password after I register online for the training?
After you register online for the Cost Approach to Commercial Appraising training program, an automated response will be sent to your email address to verify your purchase. If the order is placed Monday through Friday by 1 pm PST, your user name and password will be sent to you within 24 hours. If you place the order in the evening, over the weekend or on a holiday, your registration will be processed on the next business day.
Does the 30-day subscription period begin when I register for the program?
No. The 30-day training will not begin until you sign in to the student center, click on Assigned Curriculums, click on “The Cost Approach to Commercial Appraising” and select a lesson. Once you select a lesson, click “Start Course” to begin. You can preview the program and even see a demo before you actually begin the program. However, once you click “Start Course,” you will have to complete all eight lessons within 30 days to receive professional certification.

Beyond its use as an independent method to determine property value, the cost approach presents a highly effective way to verify market and income-based valuations, project construction costs and adjust estimates to account for unique physical property features.
Who uses the cost appraoch?
Anyone who needs to estimate building costs would greatly benefit from this training program and the cost data of the Marshall Valuation Service. Current subscribers include independent appraisers, savings and loan associations, banks, architects, developers, accountants, assessors, engineers and contractors.
Will the program offer compliance with state-enforced Continuing Education Units?

What does Marshall & Swift professional certification include?
After reviewing the coursework and passing the final assessment exam with a score of 80% or higher, you will receive Marshall & Swift certification. This includes the Marshall & Swift certificate of completion and the Marshall & Swift Certified Appraiser logo to display on your business cards, website and various promotions .
How long does it take to complete the program?
The related reading and exercises can be completed in an estimated 4 to 5 hours. With the convenience of the Internet, you can sign on from anytime from any computer with Internet access. Enter the curriculum at your own appropriate level and progress at your convenience.
